The Buyer's Agent-Helping You to Buy Real Estate!  More & more buyers of real estate are joining a revolution in the real estate industry, that of Exclusive Buyer Representation, which is leveling the playing field for people about to buy property. It is growing out of a genuine need & recognition by real estate buyers for proper representation, at least equal to that enjoyed by sellers. A Buyers Agent works exclusively for buyer clients by providing something obvious but uncommon... total loyalty in the relationship! Loyalty is the very essence of an agency relationship, yet impossible to obtain from a selling agent, because they owe their loyalty to the seller. Most Buyers don't want to pay the highest possible price for a property and therefore should not be expected to deal with the agent of their opponent (the Seller) in the transaction. Many buyers are no longer willing to put their trust in selling agents, after all they would never use the attorney of their opponent, so why should they when buying real estate. The Buyers Agent has listened to and understands what the consumer wants. My focus is on the client, and since I have no vested interest or conflict of interest issues to concern myself with, it is possible to establish a new level of trust with my buyer clients. Buyers now have someone to turn to for help...a counselor and not a sales agent, who can't have their financial BEST interest foremost in mind. A Buyer's Agent can give loyalty to their Buyer Client and in return they receive loyalty from their Buyer Client, something that a sales agent simply can not give nor can they expect to receive it.  Benefits to Having a Buyers Agent Represent You  Most prospective homebuyers use an agent to help them find property they want to buy. There are a number of excellent reasons for this. It costs the buyers NO MORE to use a professional, knowledgeable agent. The agent can be their buyer's agent, working for them exclusively, and not for the seller. In addition, a good agent offers experience, expertise, negotiating skills, exposure to many properties, and most important, time and commitment. If you engage an agent to represent you, then you must have full faith and confidence in his/her abilities and knowledge. You should choose one that you feel comfortable with, and you should expect their absolute loyalty and devotion to you and your real estate needs. In turn, your agent should be able to expect that you will be loyal too, and that when you choose to purchase a property, that you will do it through your agent. Many buyers don't realize how much time and effort an agent spends trying to find them the "perfect" house. Dedicated agents may do extensive research, e-mail and mail information to buyers, make dozens of phone calls, drive to and preview many homes before taking their buyers out. This is done to save the buyers time and the frustration of looking at homes that don't meet their needs. A good agent deserves your business and loyalty. They will make themselves available to your schedule, devote their time and effort to your interests, and willingly forgo their quality of life on your behalf. This is virtually a 7 day, all consuming business, and we are constantly on-call, especially on weekends. A good agent is not going to be willing to devote much effort to a buyer they believe is not serious or loyal. So if you are a serious and committed buyer, then find the best agent you can, put your trust in them and put them to work on your behalf.
